How the FSBO Process Works with TC Margie

Here’s how we guide you through your FSBO transaction step by step:

Single Sided & Double Sided

  1. Open Escrow (when on list-side)

  2. Follow up and confirm EMD has been received by Escrow

  3. Review Purchase Agreement, Counters and Addendums. Ensure everything is signed and initialed correctly

  4. Start the file with Broker for your office

  5. Prepare CDA (if required by your office)

  6. Provide a shared link to the transaction file which is accessible to you 24/7

  7. Provide Weekly Reports from our Transaction Coordinating Software System

  8. Prepare Seller disclosures, Docusign, audit and send a complete package to buyers side (when representing Seller)

  9. Review Seller disclosures, Docusign them to the Buyers for review and completion (when representing Buyer)

  10. Set up any inspections needed (Termite, Retrofit, Physical,Appraisal)

  11. Track all contingency dates, sending reminders to all parties

  1. Distribute Contingency Removals once approved by client (our agent)

  2. Generate any and all C.A.R. forms needed throughout the entire escrow (E.g. CRs, RRs, Addendums, AOAAs, ETAs, Etc.)

  3. Assist in any Modification of Terms needed throughout entire escrow

  4. Work directly with escrow, ensuring they have all necessary documents

  5. Keep all parties up to date regularly on the timeline and status of file

  6. Order Home Warranty per the purchase contract

  7. Audit file 7-10 days before the close and ensure all documents are completed

  8. Communicate with the cooperating agent and provide documents when needed

  9. Help coordinator Final Walk Through and generate form for review and signature

  10. Provide agents office with a completed file and receive brokers final approval (E.g. Upload all compliance docs in Broker portals)

  11. Agent will receive copies of all documents via shared drive folder (copies sent to clients upon request)
